Donny Wiesel is a Partner in JMBM's Real Estate Department with nearly 20 years of experience. His practice focuses on transactional real estate and finance, including all aspects of the purchase and sale, financing, construction, development, and leasing of commercial, industrial, and high-end residential property.
He works diligently with his clients to structure, negotiate, and close complex real estate transactions involving commercial, multi-family, mixed-use, and industrial properties, from entity formation and transaction structuring to syndication and financing.
Donny also assists clients in the negotiation of a variety of secured and unsecured credit facilities. His experience includes representation of issuers, underwriters and borrowers in conduit-issuance public finance transactions ranging from $1 million to more than $1 billion.
He prides himself on his ability to distill complex legal documents and esoteric concepts and explain them in laymans terms, and for being a calm, guiding voice through the chaos that can be a frantic transaction timeline.
Donny is actively involved in the greater Los Angeles Jewish community, including serving on the board of his West-Side synagogue and volunteering on the committees of local charities, including Touch of Kindness and Chai Lifeline West Coast.
Representative Matters
- Structured a $25 million portfolio refinancing for five multi-family properties across the greater Los Angeles area.
- Assisted with the acquisition, financing, and development of a $10 million commercial property on the Sunset Strip.
- Negotiated a complex co-lending arrangement to provide $300 million financing for the development of entertainment production studios in Hollywood, California.
- Negotiated construction agreements and financing documents for the spec-development of multiple mega-mansions in the Malibu, Bel-Air, and Brentwood areas.
- Coordinated a portfolio workout of multiple loans totaling in excess of $78 million secured by a portfolio of seven properties.
- Represented the owner of an historic hotel in the sale to the city of Los Angeles as part of the citys Inside Safe initiative to house the homeless in hotels.
- Led the purchase, financing, and equity structuring for a destressed luxury condominium project in Lake Tahoe.
- Assisted in the $90+ million acquisition and financing of a trophy Class-A office building in Beverly Hills to serve as the headquarters for a global fashion brand and affiliated companies.
- Assisted in the acquisition of multiple property parcels, including the negotiation of a joint venture with an equity partner to contribute property into an assemblage of properties for future hotel development in the Beverly Hills Triangle. This project included structuring an approximately 50 million Maltese bond issuance to refinance seller-financing and provide additional liquidity for future development work.
- Coordinated and negotiated the restructured ownership of the Wagner Hotel (former Ritz Carlton Battery Park) in New York City.
- Served as California counsel on the restructuring of the capital stack financing the construction and development of hotel and condominium towers in DTLA, assisting with everything from foreclosure issues to lender structuring issues.
